An Innovative Mixed-Use Project in the Heart of the City

The Capital Jerusalem complex is located in the city’s entrance district - along Jerusalem’s new axis of residential, business, cultural, and tourism activity. The project spans approximately 6 dunams between Jaffa and Shazar Streets and is led by a consortium of developers: the Belilius Group, Ashtrom Properties, Aka Real Estate, and David Drori Ltd.

The complex will feature a residential tower spanning 19,250 sqm, comprising 219 residential units and a comprehensive range of amenities, including a pool and spa complex. In addition, the project will include a 30-story office tower totaling 40,000 sqm, a 2,700 sqm retail floor with street-level shops, and two pavilion buildings that connect the project to a vibrant urban boulevard. The entire complex is built above five levels of underground parking.

The sculptural façade of the buildings, together with meticulous, innovative planning and timeless materiality, sets a new architectural standard that engages in dialogue with Jerusalem’s rich heritage. The project incorporates thin-profile tiles, glass cladding, and slatted ceilings made from industrialized elements, all featured throughout the various lobby spaces.

Ashtrom Jerusalem is executing all phases of construction - from foundation works and structural erection, through planning and logistics, to the installation of electro-mechanical systems, finishing works, and the development of surrounding landscaped areas. The project’s location in a dense urban environment posed several engineering and logistical challenges, primarily due to the lack of staging areas and the constraint of a single equipment unloading point.

The structural works are expected to be completed by the end of 2026, with the overall project scheduled for completion in October 2028
